At Home With Lisa-What is Mean Low Water Level?

If you are a boater then an important factor you want to consider when looking at waterfront property is the mean low tide or mean low water (MLW) This is the average level of low tide. So, for a small to mid-size boat, I recommend looking for at least 3–4 ft. If you have a larger sailboat you may require more. If you only plan on using a small kayaks or rafts the 1–3 ft may be all you need.

If you are looking to buy a waterfront home, it's very important to get this information if you plan on bringing your boat or purchasing one after you move in.  Just a FYI, water depth in the Annapolis area is frequently controlled more by the wind than the tide, so you can have high tide and low water depth simultaneously if the wind is strong from the north.
