Happy Friday, everyone. It's time for the market update for Queen Anne County, and as always, I'm going to use my visual aid, so let me get it centered for you so you can follow along. There. Does that help? Okay.

So, it's showing that the new listings and the under contract went down since November, but the closed sales went up over 10%. And then if you notice here, the median sold price, that went down 7% from November. And then at the bottom, notice these numbers, the average days on market in Queen Anne County is 96 days. Not bad, and the average sold to the original price ratio is 96%. So the agents are doing good at keeping you on track as to what the house should be priced for. I mean, they're getting 90% of the original list price, so that's pretty good. But where is the inventory for Queen Anne County? Well, right now we have 4.9 months of inventory in Queen Anne County. Still a buyer's market.

So, I hope that helps, but since they're calling for some snow in our area, I also wanted to share a little recipe: snow ice cream. And if you've never tried this, you've got to try it. So what you do after we have our snow is you get a bowl and you put some snow in there, sprinkle it with some vanilla, and and amount that you'd like of condensed milk. Then you eat it right away.
