Okay, I have asked in the past if you wanted more details locally rather than regionally and I have the answer. From here on out, I will give local reports in regard to the real estate market, particularly within advertised subdivisions. The ones I will be giving are the ones I have received more inquiries about. If you do not see your market report, just let me know and I will include it in the upcoming blogs, or will send it via email. So, here we go….

As far as Kent Island zip codes go here is what I have found. I will be doing yearly comparisons (Year to Date) of median sold prices. Stevensville: There has been a 7.7% increase over last year. Now in the advertised subdivisions, the largest increase occurred within Kent Island Estates with 22.2% increase, then Romancoke on the Bay with 16.3%, following closely behind is Bay City with 15.5% and then Cloverfields with 11.2% increase.
Two communities have decreased in sold value: Ellendale with -15.5% and Queen Anne Colony at -5.4%

Now Chester. Again, I’m doing the yearly comparisons of Median sold prices. Chester had an increase of 13.8% over last year. There has been an incredible increase in Queens Landing over last year, a whopping 43.7% increase! This is followed by Gibsons Grant at 33.4%, Harbor View at 23.6% and Marling Farms at 19.2%
